Rental Agreement

1. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 10 A.M. CST. NO Early Check-in or Late Check-out. 2. This is a NON-SMOKING unit and ALL PROPERTIES ARE NON SMOKING. If you choose to smoke on the balconies or porches, make sure you close all of the sliding glass doors, doors and dispose of them properly. Security is strict and surrounding guests will report if you are smoking on balconies so please go off property grounds. Absolutely, DO NOT leave any cigarette butts in the trash can. If the condo smells like smoke at all when the cleaners arrive immediately upon your departure- The entire Security Deposit will be kept. 3. REFUNDABLE DAMAGE/RESERVATION DEPOSIT- A Refundable $250 Security Deposit for condos and $400 Security Deposit for houses is required upon booking. The renter(s) shall be liable and solely responsible for any property damage, accident, injury to any person or loss sustained by any person or arising out of or in any way related to renter(s) use of the premises or its facilities or the items of personal property. Renter(s) hereby agrees to indemnify and hold the owner harmless from any and all claims, including those of third parties, arising out of or in any way related to renter(s) use of premises or its facilities or items provided therein. Renter(s) assumes the risk of injury or other losses relating to any recreational activities and will hold the owner harmless with respect thereto. Renter(s) agrees to indemnify owners for any damages to the dwelling, grounds, furnishings, and household items. In the event that damage results from a renter(s) occupancy, the owner is authorized to utilize the cash security deposit to cover said damages or additional cleaning costs, including the charging or billing of any additional amounts that exceed the deposit held including attorney fees. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a. No damage is done to the unit or its contents. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in the dumpster, and soiled dishes are placed in the dishwasher and cleaned. d. All doors are locked and condo secure upon departure. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. Absolutely no linens are to be taken out of the unit period. g. NO Early check-in or late check-out. h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Aqua. 4. THIS POLICY OVERRIDES ALL POLICIES. CANCELLATIONS: DUE TO COVID 19 - WE HAVE ZERO CANCELLATION POLICIES AND 100% REFUNDS EXCEPT FOR A 4% CREDIT CARD FEE THAT IS NOT REFUNDED AS CREDIT CARD COMPANIES ARE NOT REFUNDING CREDIT CARD FEES AT THIS TIME. WE ASK THAT YOU GIVE COMMON COURTESY AND CANCEL AS SOON AS YOU KNOW THAT YOU WILL NOT BE TRAVELING AS WE WOULD LIKE TO GIVE THOSE THAT DO WANT TO TRAVEL THE OPPORTUNITY TO BOOK. THERE ARE SOME BOOKING CHANNELS THAT WILL AUTOMATICALLY REVERT TO THE POLICIES THAT YOU HAVE AGREED UPON. PLEASE MAKE SURE THAT YOU DOUBLE CHECK AND CALL YOUR BOOKING CHANNEL OR ME FOR CONFIRMATION. You may choose to purchase travel insurance separately. See item number eighteen (18) of this contract. 5. AQUA PARKING PASSES AND ARMBANDS - Effective January 1, 2021, all AQUA guests must be pre registered to receive a Parking Permit. The registration fee is $20.00 per vehicle and is mandatory and required by Aqua Condominium Resort and its COA. This fee will include all amenities and parking pass(es). Pool Armbands will be located on kitchen bar. Please visit to retrieve your Parking Pass(es). You will need your License Plate number(s). Please print and display in your car window prior to Arrival. If you do not have a printer then Aqua Security can print for you and their number is 850.624.2215. If you have a Rental Car then enter the word Rental for your license plate number. STERLING BREEZE PARKING PASSES AND ARMBANDS – Please check in at the concierge desk to obtain your Parking Passes and Pool Bands - Cost is $30 per vehicle. Shopping carts are also reserved through the concierge and cost is $5 to get a token, which you will get back once you return the cart. PALAZZO PARKING PASSES AND ARMBANDS Effective January 1, 2021, all PALAZZO guests must be pre registered to receive a Parking Permit. The registration fee is $20.00 Total and is mandatory and required by Palazzo Condominium Resort and its COA. This fee will include all amenities and parking pass(es). Pool Armbands will be located on the kitchen bar and will need to be returned and stay in the unit upon departure. There will be an automatic $5.00 per armband deducted from your Security Deposit for any Pool Armbands lost or not returned. Please visit to retrieve your Parking Pass(es). You will need your License Plate number(s). Please print and display in your car window prior to Arrival. If you do not have a printer then Palazzo COA can print for you and their number is 850.832.6433 or 970.314.3881. If you have a Rental Car then enter the word Rental for your license plate number. 6. MAXIMUM OCCUPANCY- The maximum number of guests is limited to the number of persons in the description of this property including fold out sleepers. THREE (3) NIGHT MINIMUM STAY. 7. Longer minimum stays may be required during Peak Season and Holidays. If a rental is taken for less than three days, the guest will be charged the three-night rate unless pre approved by . 8. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Normal Amenity fees are included in the rental rate. Beach Towels are Not provided. 9. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We do not permit towels or linens to be taken from the units. Missing or soiled linens will be deducted from your Security Deposit. 10. RATE CHANGES – Future Rates subject to change without notice. 11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 12. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 13. HURRICANE OR STORM POLICY - No refunds will be given unless there is a Mandatory Evacuation. Refunds will be given for remaining nights not occupied during the reservation period. 14. All of the units are privately owned; the owners, property manager and the team are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 15. Properties may have exterior only cameras for security purposes. I hereby agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. By Acknowledgement and Acceptance and/or Signing Below, I agree to all terms and conditions of this agreement.
Pets are not permitted in rental units under any conditions. Absolutely NO PETS.
PAYMENT – 50% Initial Deposit plus $250 Refundable Security Deposit is due upon booking and the 50% remaining balance is due 28 days prior to arrival.  100% Total booking plus $250 Refundable Security Deposit is due in full if booked less than 28 days prior to arrival.  Thank you, Your BOOKBEACH.COM Team!
Bookings canceled at least 30 days before the start of stay will receive 100%. Bookings canceled at least 14 days before the start of stay will receive a 50% refund. Hurricane Cancellation Policy - Refunds will be issued upon Mandatory Evacuation.  All Refunds will have a 4% non refundable credit card processing fee for the Total amount charged at the time of cancellation as the credit card companies are not refunding these processing fees.  Thank you, Your BOOKBEACH.COM Team
